Fiancé & I Are Trying To Buy A House...?

My fiancé & I are trying to buy a house here in Huber Heights through Wright-Patt Credit Union. We don't plan on getting married for awhile but want a house after our lease in our townhouse is up in 4 months. We were wondering if we both had to try & obtain a mortgage since we're not married, or if 1 of us has to. He has extremely good credit & a very high credit score. But he does have a car payment through them which he owes about $8,000 more. He has 1 credit card through Capital One which he's had forever & has never missed a payment. I on the other hand messed up my credit when I was 18 (I'm 21 now) & am still trying to build it back up. What's our best option? We will be having help on the down payment (around $10,000) & the house we want is around $75,000. What is our best option? Sorry for the long question! He's 28, also. & works 40+ hours a week making almost $18 an hour. He's had the job for almost 4 years, but has been in the same profession for almost 6.
