Yes, Most places in Rochester have a ban on parking at night between midnight and 9 am (different towns have different times). This is so that plows can clean up the street. Any car left on the street is subject to being towed. The signs are usually when you first get into town by the welcome to East Rochester sign.

How can I find a good deal on a mortgage in New York state?

My wife and I are buying a house in Rochester New York. However, I don't have a job there yet. I am still working and living in North Carolina. I plan on moving there when I get a job, which should be soon. However, we have to buy the house now. Some lenders don't like the fact that our sole income is out of state- don't consider it to be permanent since I plan on moving. We are selling our house in North Carolina and will pay off some of our credit card debt with the equity, but still have about $10,000 in credit card debt and about 10% to put down on the house in Rochester. Also, my income is about $52,000/year and the house is worth about $175,000. I also have about $25,000 in student loans, but no car loans or other loans. I have a lender who is willing to finance our house, however the rate is 6.95%. I know that is high, but many lenders won't touch us because of out-of-the-area income. Should we just go with this rate, or can we do better?

hate to say this but you are between a rock and a hard place -- really the 6.95 is not that bad considering the mortgage situation right now and your out of state status -- i would go with the loan in hand!!!

New York City for sure would be easier. Rochester is a small city with a crappy transportation system....and many suburbs with limited public transportation to these outer suburbs. Most everyone there drives. Rochester is a very nice city though, the people are real genuine. Where as NYC has the MTA which consists of subways, buses, Long Island Rail Road, Metro North Railroad, ferries and the NJ PATH system. And cabs are all over the place. Try to hail a cab while standing on a corner in Pittsford (suburb of Rochester)! Although, the cost of living in Rochester is FAR cheaper than NYC....so what you save by not having a car, you make up in rent, and you will be shocked at what a mere $2,000 will get you in NYC. Maybe like 275 square feet. So, bottom line, if you are just looking at public transportation options, NYC would DEFINITELY win out. I know you said you don't have a car, but just one more comment on driving in NYC-if you are planning on living in Manhattan, you also have to think where you will park the car. Parking is not easy to find, and not cheap at all. The outer boroughs do have more parking options, depending where you are. Even the other boroughs (Queens, Bronx, Staten Island and Brooklyn) have lots of options. The subways go into these places too, but sometimes you might have to take a bus first to get to the station in the other boroughs, where in Manhattan you could probably just walk 4--5 blocks in any direction to get to your nearest subway station.

Rochester is a small city with a very depressed downtown and some fairly affluent suburbs. It is not much like NYC. Yes, there are cabs, but living there without a car will be a challenge.

It depends on if you want to stay in the city or outside it, which will be a LOT cheaper. Last time we went was for 3 days to see two Yankee games and see whatever else we could. I had no desire to drive my own car in Manhattan, but the cheapest hotel that was halfway decent was over $300 a night. I found a very decent hotel in Secaucus, New Jersey called the Meadowlands Plaza. It was easy to get to by car, and whenever we wanted to go into the city, the bus was less than a 5 minute walk. In the morning, you caught the Express, and it was maybe 30-40 minutes to get to the Port Authority Terminal at Times Square, and most of that time was traffic at the Lincoln Tunnel. The Express bus gets the exclusive use of the middle lane incoming in the morning and outgoing in the afternoon, and is by far faster than trying to drive into the city yourself. The cost of the room (this was May 2008) was about $110 a night. catching the bus back at night is no problem as long as you pay attention to the schedule, and the ride back takes no more than 15 minutes. Parking at the hotel was free. Getting around Manhattan was pretty easy using the Metro (subway). I bought a pass good for a certain number of rides. We walked between stops, but you can ride surface buses. I can't tell you about taxi service but it ain't cheap. But we got to Yankee Stadium easily on the subway (though the station there isn't somewhere you want to be at night when there's no game and no crowd). Street food wasn't really any more expensive than it is in any city. Hot dogs and sausages for $2.50 to $5. There are cheaper restaurants along with the very expensive ones. Restaurant meals are more expensive on average, but we found one excellent place that had great food at fantastic prices. That's the Court Deli on 161st in the Bronx, a few blocks uphill from Yankee Stadium. The best time to go on game days is around 4 PM for a night game, or immediately after a day game. As we were there just three days and went to two games (the focus of the trip) there wasn't a lot of time do do a lot else. We took the Staten Island Ferry over and back (free), goes by the Statue of Liberty. walking through Battery Park late morning (you have to to get to the ferry) was pretty cool. We actually got off the Metro at Ground Zero and walked around there before walking to the ferry. We walked part of Central Park for a couple of hours - the carriage rides were too expensive for us, but they're easy to find - we did the NBC tour at Rockefeller Center, went to Macy's, didn't have time for the Empire State Building, stopped in St Patrick's Cathedral during a concert and stayed to the end - the place is breathtakingly beautiful. Spent the first evening in Times Square. The entire trip, including gas both ways, tolls in PA and NJ, the NBC tour, two games at Yankee Stadium, the Stadium tour (worth every penny), all of our food, the hotel for three nights, the Metro fares, came to about $1,500. We aren't shoppers like many who go to NY, we bought a few T shirts in Times Square and that was about it. Start planning now to get the best deals on a room.
