In that price range you (mostly likely) will not find a great body and great mechanism. I drive such a car. My 94 civic runs powerful like a new car. But the body is beat up from all the NYC people parking so close and streets being narrow. So you MUST compromise somewhere if you look for a bargain. ====== Here's some rules you should consider when buying a used car (1) don't get sold on the paint job = meaning cars having good exterior, fancy CD radio, etc. (2) look for car with sound ENGINE + TRANNY + SUSPENSION. (3) test every button, knob, switch, slider, etc.. Ex: even in the summer test out the heater & even in the winter test out the AC (if you can). Slide the AC/heater to fan1, fan2, fan3, etc. then slid the vent to defrost, front, bottom, etc. Test the high beam, low beam, etc. Test (flip) the visor. Test the alarm. Test all 4 doors. Test the rear defogger. ***** TEST EVERYTHING. (4) BEFORE the first start, open the engine bay and see if the engine is already warmed up. Many engines starts well when already warmed up, but may have problems when cold (or cold start). (5) test drive with the sound system off and window down. Listen for weird sound coming from the wheels & suspension. (6) Look inside the engine bay to see if you can see see leaks, etc. It is normal to see some oil and grease. But too much means that the car is leaking oil somewhere. Too clean (really clean) means they just wash the engine bay - possibly hiding some oil leaks. (7) check the engine oil dip stick. If the oil is BRAND NEW CLEAN, the seller MIGHT be hiding something. If the oil is jet black and /or smells like gasoline (or burnt), you might have engine problem). (8) once you are satisfied with the above - you can NOW take it to the mechanic for the engine + tranny + suspension inspection. He won't find everything, but he will find the obvious. Take it to a mechanic EVEN if you are buying from a used car dealer. They cars are NO better than cars you buy from ebay and craigslist.com. Car travel route - Houston to Salt Lake City, March-- advice?

Airfares are really high right now, thinking of driving from Houston to SLC for skiing. I have a minivan and kids, but a video system keeps them quiet and van gets 23mpg or more. I have driven a lot in snow/ice, and bought some cable chains for the van for a prior trip to NM. mapping software is sending me through dallas, up through OK to kansas and then 40w, 70w into denver CO, then 25n to cheyenne WY, then 80 w all the way through to Park City. Is this route going to be OK in the winter conditions? Advice?

Prior to moving to NYC, my husband had a three-month lease on a furnished apartment in Salt Lake City (for April, May, and June). He left on May 25th for New York and paid the rent for June. Sometime in June, his brother and sister came and cleaned out the apartment, getting rid of whatever he couldn't fit into his car to take to New York. Now we are receiving a bill from the apartment complex saying he owes for July, because he gave no written notice. Is this right? It was a three-month lease, and the apartment was completely empty by the end of June. Any help would be greatly appreciated.

Why do banks want out of house repos?

what should I watch out for if Im going to make an offer on a bank repo? I see a nice bank repo asking price is 47,000 (taxes are 800 yr) but im going to offer way lower! It is one bedroom down and 2 upstairs. very nice upstairs. And sunporch in back with nice wooded porch in front and huge 2 car garge new. Nice setting in tree area with 7 lakes. On well so no water bill. New furnace and forced gas with new furnace. There is a tree near the house that needs cutting down and the screens need to be replaced a child has pushed 2 of them out! and one of the walls needs patching up. And part of the porch needs repair only 1 foot by 1 foot repair. everything else is in good shape that I saw. I had a friend go in there with me! what else should I be aware of? It amazes me when people respond to a question like this with "pay what they're asking" or "The bank won't accept less than what they're asking". These people obviously don't do this very often. I make my living by doing short sales and buying REO's. A short sale is when a bank sells a home for less than what was borrowed and an REO (Real Estate Owned) is what the property is called after the bank takes it back at the foreclosure auction. For instance I'm doing one right now where the loan from the previous owner was 125K and we got an agreement from the bank to take 81.5K. We just closed on one last week that appraised for 235K, the couple owed 220K and we purchased for 160K. What most people don't realize is that the lenders are penalized for real estate on their books or what they call "none performing assets". I don't know what the actual penalty is (I've hear from twice to 7 times the value) but if they have a house worth 100K, they may have to put 2-7 times the value in reserves and not be able to lend that amount until the home is sold. Banks make money from loaning money not owning real estate. If a bank sells a home for less than what is owed or less than its worth, it appears as a loss. But when you consider how much they are lossing by tying up the additional cash its actually better for them to take a smal loss on one house than to lose much more from the frozen assets. If you're new at this, CYA. Have a home inspection done (around $300 in my area and I don't do them until they except my offer) & have a title co. do a "preliminary title search" (about $125) These will let you know what, if any, problems there are with the house and the title. As far as what to offer that's a little more tricky. I typically buy from 25-50% below value (avg. around 30%) Based on your anuual taxes my quess would be that this home is worth about 60-70K. If they are asking 47 they may not come down much more. But they might...never say never. You need to find out what the value and how much equity they have in it. The title company can tell you what the previous sale amounts were. You'll want to look at what the original owners bought it for and what the lender bought it back for. Consider what your repair costs will be and find out how long it has been on the market. The bank may have already lowered it as far as they are going to go for now, but they won't sit on them forever. Once you're ready make your offer and put some contingency clauses in it such as "offer contingent upon satisfactory inspection" or "offer contingent upon buyer obtaining suitable financing" that way you can get out if needed. Give them a short time to respond (24-48 hours) and be prepared to walk away if they won't budge. Never fall in love with a house, fall in love with the deal.

I would like to hear your opinions on their names, and the summaries that I have created for each of them, as well as any suggestions for improvements. Lake Tyler Montgomery – 17 • Lake grew up with his Grandmother in Vancouver Canada, like Alice, his parents died when he was very young. His Grandmother sent him to the Home shortly after his thirteenth birthday, when he started displaying the same ‘Gifts’ as both his parents. – His Grandmother is a Wiccan, as was his Mother, but she believed herself to old to teach him by herself. • He’s small at only 5’3, slim and baby faced with lightly tanned skin, curly mouse brown hair and ice blue eyes. With a lop-sided smile, and a scar under his right eye from the night in which his parents died. • He’s quiet and shy, and doesn’t really talk to those outside of his social circle. He’s good friends with the twins, Riker and Rydel, and he likes to hang around with Iris and the girls, because they don’t pick on him for being small. He likes Alice when she arrives, because he sees them as being the same, though he feels sorry that she had to grow up not knowing who she was, and without anyone there – This in turn makes him appreciate his Grandmother more. • Griffin gives him the creeps; He gets bad vibes being around him. • He is descendant from a line of Wiccan’s, and so can use forms of magic and invoke the spirits; though not powerful one’s. His father – a French/Canadian Marine - had the ‘Gift’ of sensory location, meaning if given time, he can find anyone or anything anywhere, only however, if he knows exactly who or what it is he is looking for. Angel Louis Sanchez (Nicknamed St. Angel) – 18 • Angel, otherwise known as St. Angel, arrived at the Home only a year prior to the beginning of the story. After being bitten by a Were-shifter during the summer at his home, in Mexico. His parent’s do not know what exactly what he is, but know that he is not their same little boy anymore; and his two brothers, Marcus 12 and Santeo 16 are afraid of him. • He’s 6’6, very tanned and well built with broad shoulders, has a shaven head, and velvety black eyes. He has long deep scars across his chest and for-arms. • Despite the recent events and his becoming a supernatural creature, Angel still remains a happy and cheerful person. He considers himself a Pacifist, but has a feeling that his ‘Love thy neighbor’ and ‘let’s talk it out’ approach may have to change soon; though he is very much the peace keeper among those at the Home. He takes Alice under his wing in the first few days of her arriving, as he too was knew to the world not long before. • He’s good friends with Eloise, and likes to look after many of the younger residents of the Home. • He spends a lot of his free time fixing up cars at the mechanics in the Village, and has built up his own truck over the course of the year. Its adherents are referred to as Wiccans, though the terms Witches or Crafters are also used along with "witch cult" and "witchcraft," and its adherents "the Wicca."From the 1960s onward, the name of the religion was normalized to "Wicca. It also involves the ritual practice of magic, largely influenced by the ceremonial magic of previous centuries, often in conjunction with a broad code of morality known as the Wiccan Rede, although this is not adhered to by all Witches. Wicca has been around for over a hundred and fifty years, though has not always been referred to as such... This is for those that say I do not know what I am talking about.

Wicca has NOT been around for 150 years... you are seriously, seriously mistaken. There is no evidence that pre-dates Gardner... Gardner himself admitted that the bit of info he had on the "Old Religion" was fragmentary and most was added by him and Doreen Valiente; and the Margaret Murray theories he bought into were completely debunked by the 1970s. Wiccans may practice magic, but spells are not the focus, and we certainly don't have powers-- and it certainly isn't a bloodline. You are a victim of shoddy scholarship, you need to find more accurate sources. Try reading "Triumph of the Moon" by Ronald Hutton, a Pagan professor and respected historian. Wicca is a minority religion; it is misunderstood enough (you're a perfect example) and has already been twisted enough by fantasy fiction authors who exploit the popularity of the word. You really shouldn't use "Wicca" in a story about people with powers and magic. It's disrespectful. Use "Witch" or make up your own word.

I need advice. My girlfriend and I love each other dearly but I lost some of her trust in our 1st argument.?

As of the 29th of this month, I have been with the most amazing girl that I could have met for 10 months now. From the beginning of our friendship to the start of our relationship till now. Not a single moment with her has ever been dull. We have done everything together since we started dating and I mean everything. From road tripping to Texas to getting a car, supporting her in all her needs from a car accident 2 years prior and being there with her at the doctors, staying up late at time by the lake watching the stars, even practically living together. I love her more than anything in this world and I know she's the one for me in my heart. We both share a similar past that has made our bond strong. We are basically the same person split into opposite genders. We share a bond like i never thought I could. About a month & a half ago, we both got into a our 1st real argument. Now that we look back it's a really stupid argument that needed better understanding and communication from both of us. it start ed out with her sister & I. Then her & her sister and ending with her & me. What lead to the argument between me & her is mainly my fault. I took a list of text messages the wrong way. I was really upset the rest of the day. In that anger I didn't speak to her at all for the rest of the day till 2 in the morning. Making her upset and worry so much that she was crying thinking something had happened to me. Well... after I realized what I had done I told her I was sitting in the back. As you'd expect she wasn't very happy to know I was ok and didn't let her know. Well turns out in her last relationship her boyfriend did the same thing a multitude of times on purpose and she she hated that. I on the other hand did cause I wanted time alone to think. Not to hurt Her. But I didn't realize the damage I was doing to her till it was too late. After this whole thing I lost some of her trust. Not realizing it at first just how much I lost. I started to see a change in her. She was less out-coming to me than before. I'd try to spend some time together with her but I can feel a hesitation. It also sucks that right now we're not close to each other distance wise. She had to move in with her mom an hour's drive from me because her mom needed help financially. I just don't know what to do to gain her trust back. I don't want to lose her. Being with her is my purpose in my life. Without her I'm nothing. I've done nothing but punish myself for what i've done and sooner or later this feeling will no doubt consume my life. For the past couple weeks I can't sleep, eat, or function at work right anymore. So for the past little while I haven't been happy, well I have but not truley or completely happy like I used too feel. I guess I should give a little backround so here it goes: When I was in seventh grade my grandfather got pancreatic cancer and died 2 weeks before xmas, and I took it pretty hard. I was still kind of happy but never all the way there. I started eating more and doing less, and I developed an adtitude, the "eff the world, eff you, I'm just going to crawl over here and never move" kind of adtitude. Then in late july of last year I lost my grandmother, this was even more devastating because I was very close too her, and it was a very unexpected death (we were at the lake and chatting 2-3 weeks prior, had gone to san fransisco at the beginning of summer break). I started eating even more and doing less, like I'm trying to fill a void with food and never can. I have gained a steady 20-30 lbs because of this. School has been pretty crappy too. I worry about universety and how much more difficult it will be then and what will I do if I fail and how I would support myself. I often get into heated and near physical fights with my mother, and I usually can't remember for what. I often wish something would come and kill me, whether it be getting hit by a car or someone shooting up my school and I happen to get caught in the crossfire. And I don't know if this helps but I'm 15-16 yrs of age.

you're going through puberty, of course you're hormonal, but you also have signs of reactional depression. This is depression which is triggered by a large event, in this case, your grandparents deaths. Go see your schools counseller, and if you feel like it may help your doctor. (often they can point you to a good counseller outside of school, or if need be try you on anti-depressants.)
