I have driven a lot in snow/ice, and bought some cable chains for the van for a prior trip to NM. mapping software is sending me through dallas, up through OK to kansas and then 40w, 70w into denver CO, then 25n to cheyenne WY, then 80 w all the way through to Park City. Is this route going to be OK in the winter conditions? Advice?

Another way of doing that that avoids Phoenix traffic is I-10W >I-25N>I-40W>US491[ nee US-666] N If you want to see monument valley then US 64 W >US 160 W US163 N> US 191N If not then US 491 N>US 191N>I-70 W >US 6 W >I-15N In the interest of safety don't drive the US 491 portion of that in dark Safe Trip

Prior to moving to NYC, my husband had a three-month lease on a furnished apartment in Salt Lake City (for April, May, and June). He left on May 25th for New York and paid the rent for June. Sometime in June, his brother and sister came and cleaned out the apartment, getting rid of whatever he couldn't fit into his car to take to New York. Now we are receiving a bill from the apartment complex saying he owes for July, because he gave no written notice. Is this right? It was a three-month lease, and the apartment was completely empty by the end of June. Any help would be greatly appreciated.

Why do banks want out of house repos?

what should I watch out for if Im going to make an offer on a bank repo? I see a nice bank repo asking price is 47,000 (taxes are 800 yr) but im going to offer way lower! It is one bedroom down and 2 upstairs. very nice upstairs. And sunporch in back with nice wooded porch in front and huge 2 car garge new. Nice setting in tree area with 7 lakes. On well so no water bill. New furnace and forced gas with new furnace. There is a tree near the house that needs cutting down and the screens need to be replaced a child has pushed 2 of them out! and one of the walls needs patching up. And part of the porch needs repair only 1 foot by 1 foot repair. everything else is in good shape that I saw. I had a friend go in there with me! what else should I be aware of? It amazes me when people respond to a question like this with "pay what they're asking" or "The bank won't accept less than what they're asking". These people obviously don't do this very often. I make my living by doing short sales and buying REO's. A short sale is when a bank sells a home for less than what was borrowed and an REO (Real Estate Owned) is what the property is called after the bank takes it back at the foreclosure auction. For instance I'm doing one right now where the loan from the previous owner was 125K and we got an agreement from the bank to take 81.5K. We just closed on one last week that appraised for 235K, the couple owed 220K and we purchased for 160K. What most people don't realize is that the lenders are penalized for real estate on their books or what they call "none performing assets". I don't know what the actual penalty is (I've hear from twice to 7 times the value) but if they have a house worth 100K, they may have to put 2-7 times the value in reserves and not be able to lend that amount until the home is sold. Banks make money from loaning money not owning real estate. If a bank sells a home for less than what is owed or less than its worth, it appears as a loss. But when you consider how much they are lossing by tying up the additional cash its actually better for them to take a smal loss on one house than to lose much more from the frozen assets. If you're new at this, CYA. Have a home inspection done (around $300 in my area and I don't do them until they except my offer) & have a title co. do a "preliminary title search" (about $125) These will let you know what, if any, problems there are with the house and the title. As far as what to offer that's a little more tricky. I typically buy from 25-50% below value (avg. around 30%) Based on your anuual taxes my quess would be that this home is worth about 60-70K. If they are asking 47 they may not come down much more. But they might...never say never. You need to find out what the value and how much equity they have in it. The title company can tell you what the previous sale amounts were. You'll want to look at what the original owners bought it for and what the lender bought it back for. Consider what your repair costs will be and find out how long it has been on the market. The bank may have already lowered it as far as they are going to go for now, but they won't sit on them forever. Once you're ready make your offer and put some contingency clauses in it such as "offer contingent upon satisfactory inspection" or "offer contingent upon buyer obtaining suitable financing" that way you can get out if needed. Give them a short time to respond (24-48 hours) and be prepared to walk away if they won't budge. Never fall in love with a house, fall in love with the deal.

I have relationship with this guy I love him so I gave him big surprise party, next day he said he will come over and we will go for movie, I have little allergy problem and sinus issue. so I was coughing a bit. In theater it was very cold and that triggered my sinus issue so I was caging I had cough drops but it was every now and than I could not control that. after the movie he got mad at me for coughing. He said I was disturbign others and I should have left the movie I could nto leave since we rode in one car. I did not have that bad cough prior to that once in a while I would have little cough I am taking medication. I tried to explain that it was not constant cough and Allergy triggered because it was so cold. I had taken medication and was trying to hold it as much was not intentional. I thought of getting out but I was sitting inner seat so I had to desiturb few people before I get out. I felt hurt that he was yeeling at me. he knw I had allergy issue day before when I gave him party for which I prepared and cooked for weeks gatehring all his friends. lake of rest and sleep, allergy issue all combination did not help. He stated that I should have told him, and not go to movie, or get out of movie. in middle of movie he told me to put my hand on my mouth which I had my mouth covered the whole time keep in mind it was not constant thru out the movei cough few here and there. If anything he should have asked you if you were okay and suggested that you both could leave if that would make you feel any better. Aunt is getting SCREWED in a divorce... What can she do?

My aunt moved in with us about a year ago because her husband found a new hot wife and kicked her out of the house. Her lawyer advised her to go ahead with the divorce and they will settle the money part later, b/c my uncle was in a hurry to get married. So they are divorced now but the money part is still not settled. He makes over $200,000 per year, and they were living on a million dollar property plus they had a lake house. As part of their settlement they agreed for him to keep the lake house, and sell their house and divide the profits. They were never able to sell the house for a profit so he let it get forclosed, so my aunt did not get any money from that. The only money she has ever received is $1200 monthly alimony, which is not enough. And she doesn't even get that anymore because he quit paying it!!! Her only job prior to the divorce was a kindergarten teacher which was 20 years ago. Since the divorce she worked in a daycare and at Target, which both let her go. My family bought a house for her and she pays the mortgage, which is about $800 per month, plus she has a car payment, 2 dogs, and about $300 per month for prescriptions bc she has type 1 diabetes. So the $1200 was not even enough... Now he hasn't paid since November because he's mad at her. If it weren't for my family she would be on welfare. Her lawyer is a piece of crap because it was basically the cheapest one she could afford... She told him about not getting the alimony payments, and he said there is nothing they can do and she will just have to wait for the next court hearing which is in July!! Is this really her only option? Her husband has not been paying alimony because they could not agree on a settlement so my aunt wanted to go to court about it. He told her she would regret it, and then he quit paying. Our fear is that when July comes around, he's going to reschedule the court date for even later or something. Is she going to get the missed alimony payments??? The thing that gets me is her husband, my ex-uncle, bought a new beautiful house, a new boat, and takes their kids on vacations all the time to their lake house and to New York and Florida. Obviously $1200 is NOTHING to him. He knows my aunt is suffering. My aunt is living in a 900 sq ft house and she doesn't even have cable and she's depressed beyond words. I don't really know what to say but if it helps you feel better, my house is only 240 sq ft and I even have one room rented out to a nice girl that pays me half the mortgage and a bit. She's happy as at $200 a month she's saving half the money and I am happy because she cooks. She's happy because I pay for the food and wine. We are both happy. She's happily doing the washing up right now. Her boyfriend is happy because he can have the keys, I am happy because he fixes my car, my girlfriends' car and the plumbing. They all use my internet and watch my cable tv. It's a small but happy house. Maybe those 900sq ft can house 4 nice girls that would pay $200 each and that would make 5 people happy and pay the house? Just make sure they are nice people. Get one of them wrong and it is hell. I've been dating my bf for 2 months now. but even before we started to date i looked thru his phone a couple times to see if i was the only girl on his mind becuz he was only seeing me. i found nothing all times except his ex wanting to get back with him but he told me that. so recently this is messed up he left his phone in my car while he went into a bar and i knew i trusted him 100% well how can i say that when i looked at it lol well maybe i had my doubts. so nothing was in the in-box but i looked thru the sent box most of them were me and then there was someone named 'girl' 2 days ago prior to that day. it said stuff like sexy...you got my number now,...stuff that was obvious that he was cheating so i went inside and took him outside and told him cuz obviously i cant handle that. why would it say 'you got my number now if he was already texting her right?? and why would she be named 'girl'??? so the REASON to that was that day he went out on the lake with his friends and his friend met a girl and he was using my bf's phone to text her so he just labeled her under 'girl'. it was a big falling out i felt so stupid i trusted him and he called me insecure. there ain't a reason if hes cheating cuz: 1. he always calls/texts me 2. im always with him and no one ever texts him when im with him ever really. 3. he brings me to family things and see his family. 4. he just leaves his phone laying around by me all the time. 5. tells me he loves me and hes never felt this way before about a girl. Well, now that you know your guys is a 'good guy' and isn't cheating on you, do NOT give him any cause to break up with you. You have got to take a leap of faith and trust him. If you don't do this, you will lose him because you don't trust him. You will know if someone is being untruthful to you as they will do little things that will alert your antenna, ok? Relax and enjoy your relationship together. You might want to google "how to not be so jealous" and see if there are any self help steps that you can do to cure your of being so insecure. and I'm only 17. I will be 18 in less than a month. I was at a campsite with only two other friends. They are both 18. We weren't driving or making a lot of noise or anything, the only reason we got caught was because they sent an under cover cop (not even cops, they were rangers) over by our site and alcohol isn't permitted in the park since its a fishing lake. Anyway, both my friends were taken into the trucks for questioning and while they were, one of the rangers was taking pictures. He made me hold a beer in my hand for a pic. I asked him why and he said it was because he saw me put it down when they walked up, which is a lie. I was sitting at a picnic table and my friends were sitting by the fire, and i had set my cup on the other side of the table WAY before they even walked up.So there's no way he could have seen me set it down, and he didnt take a picture of my friends with beer when they were drinking it when they came. That just seemed a little fishy, like they were staging the scene or something. When they took me in the truck, he first asked me how old I was, I said 17.They had asked for IDs earlier, but we said we didnt have any. When he found out I was a minor, he had no idea what to do. He paused for like 30 secs and then said "Hold on, let me go talk to the other guy". My friends said they were trying to figure out what to do for like half an hour, so clearly they were not at all ready to handle this. But my mom had to come out and they had to "release" me to her, even though they said I could come back in like an hour. To my mom, one of the seemed like a perv. She said they told her they had been surveillancing us with night vision for an hour and a half, and they had no reason to because we didnt even start drinking till 45 mins before. Anyway, the issued us MIPs, and my friends got a ticket with theire offenses on it, but I didnt get a thing. No hard copy or anything. All I really want to know is what is going to happen. I have no prior record (besides 2 speeding tickets and 2 wrecks). If you're a minor, when you turn 18, does your record erase? And I'm moving away to college in 9 days, so what does that mean? I heard they suspend your license for 30 days, which I'm sorry but that's fucking ridiculous. We weren't even anywhere near a car, and the rangers even said we weren't harming anything. I mean, I'm MOVING AWAY TO COLLEGE. I kinda need a car to firstly, get there, and secondly, Im gonna be in a city I don't know and have to walk everywhere (no public transportation). Yeah, that's real safe. Anyway, does anyone know what an MIP for a minor in Kansas entail? And does it vary by county, because it was in a different county than where I live. I'm fine with probation, and even though I know I'm probably gonna get a fine, that's not really ok since I need as much money for college as I can get. But I really would not like community service either, and have to pick up trash with a bunch of criminals (most likely men) on the side of the highway. My fiance is a good man. We both are in university almost done pursuing what we want, I dont have a car so he whenever we both wanna go somewhere we use his car, and well I think I do more for him and recently I have bought his medicine (he is bipolar), rubbed his back, payed for his gas, being there for him.. loving on him, when he did not have money to get back in school I gave him 50 bucks to complete his payment plan.and well I feel like I give so much and I know that we should not count our givings it is just that I feel like he should do more.
