Description on my flier.?

I am a new agent and I recently contracted into listing a home for one of my client. The garage of the home that I listed has been furnished with 4 walls completed like a normal room and the floor was also tiled. I have created a flier and on it I said that the garage could be used as a studio or an entertainment area. I did not put this in the MLS, just on the flier in front of the home. Today I received a call from some lady claiming that she is working for the city the home is resided in (Westminster California). She told me that I cannot list that the garage could be use as a studio or an entertainment area on my flier. Does anyone know if saying that the garage could be used as a studio or an entertainment area will create legal issue? I did put on the MLS that the garage has permitted to be turn into a studio or anything like that. It's just on the flier in front of the home. The garage can also be used to park cars if the new owner wish to do so. Thank

Check with your broker. It does not sound like this garage is a legal living area. It probably will not meet the requirements of the building code. If it has been legally converted to a living area, there should be a building permit on file at the city or village hall. It also would have to be inspected and approved. It would then also show in the assessors office as a living area. Do your homework.

jeet kune do schools?

The only school that I know of that claims to teach JKD is in Long Beach, which with traffic, I don't know if it is within your 30 minute radius! My advice is to be very careful who you trust when it comes to people who claim to be teachers of JKD - even more so than other systems! The reasons being is that it is still relatively new, Bruce Lee never wanted to label his method, and he trusted only a select few enough to endorse them to teach. Make sure these people just didn't read "The Tao of Jeet Kune Do" and decided to open a school afterward or something. Good luck in your search!

2005 Honda Accord EX V-6 Coupe?

I'm in the market for a 2005 Honda Accord EX V-6 coupe with around 30-45K miles on it, and I found a price from KBB (Kelley Blue Book) for around $20-21K. However, Honda World in Westminster, California is selling it for around $18K. If anyone can think of a better price, please let me know. =) I want the following options for this car, too: Leather Seats GPS Navigation System CD Player (Multi or Single works either way for me) Cigarette Lighter (No, I don't smoke; I want it to plug in my phone) Leather wrapped steering wheel Anyone who lives in the OC in California, can you help especially? The model you want is the V-6 EX-L which is the EX model that has the "L" for leather interior, GPS, 6 CD. All Accords have the '12 volt accessory outlet' standard; the EX may have two, one in the dash and one in the storage compartment of the center console. My son has the 2003 EX-L which is the same car and he just bought out his lease last year. The 'retail' value at that time was about the same as Kelly Blue Book is quoting. It sounds like the vehicle at Honda World is an EX-V6 without the leather. I used to work down the street from Honda World in the service department of Norm Reeves Honda in HB You may want to shop them as well. The used car manager there is named Ken (714-842-5431) He'll tell you what he has and what the realistic pricing on that car is. The EX-L V6 was only a very small percentage of the production so my guess is that there aren't many out there. Most that are have just come off lease and are desireable used cars. When you do buy the car, see if it is a Honda Certified Used Vehicle. If it is, you won't go wrong. Its worth paying extra to get one that is a Honda Certified Used Vehicle because then you don't have to worry about buying a service contract on the car as its backed by Honda for 12/12 for everything and up to 100,000 miles for the powertrain. hope that helps

Help with traffic tickets, rolling past a red light?

I was driving late at night (1am) with practically NO traffic around, except a car about 300m behind me, and slowed down toward the upcoming red light, and instead of coming to a full stop, I slowed down and "california rolled" the turn. After a few moments I was pulled over by a cop and he asked me "is there a reason why you didn't stop at the red light? You just slowed down and turned". All I could say was that "there was no one around I just figured it was slow enough", to which he told me I had to come to a complete stop. I got issued a ticket and don't know how much it costs, and my court date is in 2 months, and I am wondering if I should just pay it off or try to contest it and have it dropped/lowered. I also wonder if anyone knows how much the price would be? I live in orange country, specifically westminster.

Here's your answer. Go to the nearest bank, make sure it's during lunch hour. Break in, steal as much cash as you can and flee the scene. When you get arrested, try to contest it to get it lowered and make sure you specifically state repeatedly that "no one was around". See how far that gets you. The fact is it sucks, and we have all done it at one point but you were caught. Pay the fine, move on. Also I would say for a minor ticket like failing to obey a traffic signal, you might save money by just paying the ticket....
